Asphalt starts breaking down the day it’s installed. Sun, water, oil, and freeze-thaw cycles all work against it. Sealcoating is a protective layer applied over the surface that slows that damage considerably — and it costs a fraction of replacing a driveway.

What sealcoating actually does

A sealcoat is a liquid barrier applied over existing asphalt. It blocks UV rays that oxidize and gray out the surface, prevents water from seeping into the base layer where it freezes and widens cracks, and resists oil and gasoline that soften asphalt binder.

It’s cosmetic too. A freshly sealed driveway goes from faded gray back to deep black, which matters if you’re selling a house or running a business where the lot is the first thing customers see.

What sealcoating does not do is fix structural problems. If your driveway has alligator cracking, potholes, or soft spots where the base has failed, sealing over it hides the symptom for a season and nothing more. Those need patching or resurfacing first.

How often it needs to be done

Most residential driveways need resealing every two to four years. Commercial lots with heavy traffic often go on a two-year cycle. Climate matters — properties in regions with hard winters and repeated freeze-thaw cycles need it more often than those in mild climates.

Sealing too frequently is also a problem. Layers build up, and excessive buildup leads to cracking in the sealer itself. If your surface still looks black and water beads on it, you’re probably fine to wait.

What it costs

Residential driveways typically run between $0.15 and $0.25 per square foot, which puts a standard two-car driveway somewhere in the $150 to $400 range depending on size, condition, and region. Crack filling is usually priced separately and adds to the total.

Commercial lots are priced per square foot as well but the rate drops with volume. Striping and line painting are separate line items.

The cheapest quote is often cheapest for a reason — thinner material, more water in the mix, or a single coat where two were needed.

Questions worth asking a contractor

What product are they using, and is it coal tar or asphalt emulsion. How many coats are included. Are cracks being filled first, and is that priced separately. How long before the surface can be driven on. What’s the weather window — sealcoating needs dry conditions and temperatures above roughly 50 degrees for proper curing. Do they carry insurance.

Ask about preparation too. A proper job includes cleaning the surface, removing oil spots, and killing any vegetation growing through cracks. Skipping prep is the most common corner cut.

Timing

Late spring through early fall is the window in most of the country. The surface needs to cure fully before temperatures drop, and rain within 24 hours of application can ruin the job.

New asphalt should cure for at least 90 days before its first sealcoat.
